8 Key Factors to Look for When Buying a North of Boston Home

As you’re all aware, now is a great time to buy a home in the North of Boston area.  With the record low mortgage rates, ideal home prices and many beautiful North of Boston homes from which to choose; it seems all the key items are in place for getting a great deal on a home.

But, whether you’re a first time home buyer or have just been out of the loop for a little while, there are some key factors you’ll want to keep in mind when choosing your new home.  As a North of Boston Real Estate agent, I want to help you prepare as much as possible for buying a home so that’s its a smooth and efficient process.  Take a look at the top eight things you’ll want to look for in your North of Boston home

1. Location- No matter how tired we get of hearing it; this is one of the most important things! You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such lake access, lake front or off lake.

2. Situational Factors- Other than the location of the home, be sure to check out the other details of the location. Is the home close to your work or in your desired school system? Do your windows look directly into the neighbors’ home? Is the yard good for pets, children or a garden?

3 Curb Appeal- Be sure to consider the home’s condition and determine whether you are willing to put in extra money if updates are needed. Reflect on the style of the home to see if it is in line with your style. If gardening is not something you like, be sure to consider the maintenance of the lawn and foliage.

4. Size and Floorplan- Although you want the most space for your money, buying a home that’s too large may not be in your best interest. Know your goals for the home, whether it’s a long term home or a home that you’ll use for hosting family and friends in which you’ll want additional space. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.

5. Kitchen- The kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.

6. Closets and Storage- Check out the closets and storage space to see if you can live with what’s available.  You’ll want a home that can easily fit all of your things.  There are always options of wardrobe’s or other creative ways to get more storage space in a room, but determining your storage needs first is important.

7. Windows and Lighting- Consider the amount of windows or light available in each room. If you enjoy taking in the scenery, making sure the home you choose has plenty of sunlight and windows is important.

8. Finishing Touches- Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the North of Boston home; buy it. You can always make additional updates later!

Please Note:  The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales.  In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.  For example, if the chart reads that Winchester has a current month supply of 3.0, this tells us that based on the historical data; it will take about 3 months to sell all of the current active listings, without adding any new homes for sale.

5 Great Reasons To Sell Your North of Boston Home Now

If you’ve been considering selling your North of Boston home, you may be leery of putting your home on the North of Boston Real Estate market as you’ve heard that it’s currently a buyers market.  And, while low mortgage rates and home prices are attractive for potential buyers, this doesn’t mean that now is a bad time to sell.  

 

As a North of Boston Real Estate agent, one of the biggest concerns that sellers have in this market is that there’s too much competition and they won’t see the return on investment they desire.  I completely understand the concern.  However, there are signs that now is actually the best time to sell a North of Boston home.  Here are five reasons why:

 

1. Moving Up- Now is an ideal time to move up into your dream home in the North of Boston area.  Selling your home will free you up to cash in on all the benefits buyers are currently taking advantage of, and you’ll be glad you decided to sell!  There are many beautiful homes on the North of Boston Real Estate market that are well priced and move-in ready!

7 Tips to Get Your North of Boston Home Ready for Fall

It’s hard to believe that summer is almost over and Labor Day weekend, which symbolizes the last event of the summer, is here. 

 

Our fall schedules are getting underway and many of us feel rejuvenated and ready to get back into our routine after the long summer.  Of course we’re all aware that a warm start to fall in North of Boston can quickly turn into the crisp fall days that have us enjoying local football games, hot chocolate and evenings by the fire.

 

For many of us, Labor Day weekend is the jumping off point for making sure our home is in great condition for the fall and winter seasons.  Below you’ll find seven things you’ll want to do this month in order to prepare your home to withstand the upcoming North of Boston changes in weather.  You’ll find this checklist will not only keep your home in good repair, but can also cut down on your energy bills.  Take a look!

 

1.  Add weatherstripping to doors and windows- Weatherstripping can be plastic, foam, felt or metal; its job is to seal small gaps, keeping moisture and cold air outside where they belong.  Newer, energy-efficient windows generally don't require added weatherstripping, but if your windows are older, weatherstripping can keep drafts at bay and energy costs down.

 

2.  Check storm windows- If you have storm windows that are cracked or dirty, repair and clean them now; prior to autumn installation.

 

3.  Insulation speculation- This is a good time to check the condition of insulation and see if you need more, especially if you live in an older North of Boston home. You can purchase un-backed or loose-fill insulation if you are just beefing up what is already there. If your walls lack insulation, consider having a professional install blown-in insulation foam. The energy savings will probably offset the cost of the procedure in a couple of years.

 

4.  Check gutters- Do a quick visual check to make sure gutters are clear — they'll be performing double duty soon with rainstorms and falling leaves.

 

5.  Keep mice out- September inspires nesting in mice as well as humans. Mice are looking for a winter home now, and that newly insulated attic would be just the spot. Mice can squeeze through 1/4-inch openings. Make sure all exterior vents are screened, and that there are no gaps underneath garage doors.

 

6.  Caulk exterior- Think of caulk as weatherstripping in a tube. Any gap on the outside of your home can be a candidate for caulking. Look at transition spots: corners, windows, doors, areas where masonry joins siding, or places where vents and other objects protrude from walls. Carefully read manufacturer's directions to make sure the caulk you buy will work where you plan to use it, and don't forget to purchase a caulking gun. Early fall is a good time for this task because caulk becomes difficult to apply when the temperature falls.

 

7.  Inspect your roof and chimney- If your roof isn't too steep, and isn't covered with slate or tile, you may be able to carefully walk on it on a dry day. Look for broken or missing shingles, missing or damaged flashing and seals around vent pipes and chimneys, and damage to boards along the eaves. Also peer down your chimney with a flashlight to make sure no animals have set up house in it. If you can't get on your roof, perform this inspection with a ladder around the perimeter.   Some patches and roofing cement now can prevent thousands of dollars of water damage later in the winter.

For those of you who live in Winchester MA, you’re probably aware that this town is much more than its’ vibrant community and great location near the metropolis of Boston.   If you’ve recently moved to Winchester, you may have been surprised to discover its’ naturally beautiful setting.  Winchester’s backyard is home to one of the nation’s most beautiful woodlands spanning 2,500 acres.

 

The Fells has had a history of change since the time was Native American’s hunted throughout the area.  During the colonial period, trees were harvested, animals were allowed to graze and town lots were created.  It’s said that timber from The Fells was used by General Washington to fortify Dorchester Heights, which is part of this areas’ rich history.  

 

Today, The Fells has become a breathtaking scape of oak and hickory trees, wetlands, hills, meadows, ponds and is home to wildlife such as coyotes, red fox and white tailed deer.  Everyone is invited to visit this natural wonderland and experience our local treasure.  In fact, there is a band of people who work together to keep The Fells in its’ raw and beautiful state.  The Department of Conservation and Recreation oversee these 2,500 acres and the Friends of the Fells are local residents who firmly believe in supporting The Fells through financial and volunteer opportunities.

 

This coming Saturday, August 27, you can volunteer to keep this natural setting in the best shape possible!  As a Winchester Real Estate agent, one of the things I enjoy about living here is the communities’ committment to giving back and it seems there’s always a way to get involved!  If you’re looking for a way to help preserve The Fells, you won’t want to miss this opportunity!

Saturday, August 27 from 9am-Noon

 

- Come join Walter Kittredge and the DCR staff for a morning of discovery and restoration!  The morning will begin with an introduction to native plant habitats and a brief training on how to decipher those scrubs and vines that do not belong.  Bring gloves and tools to help dig out unwanted plants and to carry and stack brush.  Everyone will meet at Gate 18 and will head out through The Fells to Grinding Rock Hill.  This is just one way to get involved and give back to your community!

 

It’s events like these that make me even more proud to be a part of the Winchester community.  Whenever I meet with buyers who are relocating to Winchester, I enjoy being able to tell them what makes Winchester such a great place to call home.
